GalCap Europe is asset manager for the open-ended real estate fund GalCap – Austria Immobilien I established as alternative investment fund for institutional investors under German investment law by Institutional Investment-Partners GmbH (2IP).
With a total volume of approx. EUR 300 mln, the fund invests in high-quality properties in the most promising locations across Austria. Targeted allocation is 70% residential and 30% office use. Following a defensive investment strategy, the fund shall benefit from the demographic and economic outlook in Austria as well as the moderate rental levels compared to other European hotspots.
Main investment focus is Vienna, the country’s biggest and most dynamic real estate market. Vienna continuously offers a broad range of investment opportunities in both targeted segments. Selected regional cities like Graz, Linz and Salzburg add diversification and complement the fund’s activities. They experience less competition and enjoy higher yields as well as stronger upside potential.
Marketing and sale of the fund’s shares was done by Dr. Hengster, Loesch & Kollegen GmbH, Frankfurt (www.hengsterloesch.de) and successfully completed in summer 2021.

This alternative investment fund for institutional investors is dedicated purely to modern, newly constructed residential-for-rent properties in Poland. Offering substantial size, large growth perspectives as well as attractive cash returns, Polish housing is widely seen as one of Europe’s most interesting market segments.
